What fees can I expect to pay if I rent out my property with Lawlors?

Lawlors offer three levels of service to accommodate the differing needs of our clients, from a Full Managed Service for those that prefer the convenience and peace of mind an ‘all inclusive’ style service, to an Tenant Find, for the experienced ‘do it yourself’ landlord.

The options we can offer and our fees are listed below.

Fees associated with services

Lawlors Management Service includes the procedures as above but is subject to a one off administration charge for the first time that the property is let£190 inc VAT

Lawlors Rent Collection and Tenant Find Services are subject to an administration charge payable upon each new tenancy

Optional fees 

1. Additional property visits:

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit
£60.00 inc VAT

2. Obtaining more than two contractors quotes

£24.00 inc VAT per quote

3. Arrangement fee for refurbishments

  • Arranging access and assessing costs with contractor;
  • Ensuring work has been carried out in accordance with the specification of works
  • Retaining any warranty or guarantee as a result of any works
£120.00 inc VAT 

4. Renewal fee

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
2% deduction on previous years fee
5. Court Attendance

£60.00 inc VAT per hour plus any additional reasonable expenses

Should you wish to know the cost of optional extras such as inventories, cleaning or compliance certificates these are available upon request.

 

Client Money Protection is provided by Propertymark. The redress scheme for Lawlors is The Property Ombudsman Scheme.

Tenant Find

10% incl VAT

With our most basic service we find you a tenant and organise the tenancy agreement, leaving you with the day to day running of the let.

What’s included

  • Provide free valuation
  • Arrange Energy Performance Certificate

  • Upload your property to our website and major property portals including Rightmove & Zoopla
  • Full colour local newspaper advertising
  • Email and SMS text alerts to our registered potential tenants

  • Arrange for Inventory and end of tenancy check out
  • Collect 6 weeks security deposit and if held by us will register with a Government
    approved Deposit Protection Scheme

  • Banker’s Standing Order for rental payments

Rent Collection

12.5% incl VAT

We find you a tenant and collect monthly payments on your behalf, leaving you to maintain the property.

What's included

Tenant Find plus:

  • Provide 4 free weeks of pre agreed full management holiday cover per year
  • Educating, advising and implementing new legislative changes
  • Arrange annual gas safety check
  • Collect rent on a monthly basis
  • Chase late rents using our dedicated arrears and collection team
  • Payments by BACS once cleared funds are received
  • Provide detailed HMRC compliant monthly statements
  • Personal Landlord account details via our website
  • Negotiate renewal at end of fixed term
  • Advise on annual rent increases

Fully Managed

15% incl VAT

A comprehensive and hassle-free service. Whatever you or the tenant need, we take care of it.

What’s included

Tenant Find and Rent Collection plus:

  • Provide 52 free weeks of full management
  • Manage all issues of repair, maintenance and remedial work
  • Arrange and manage all emergency work
  • Regular property visits including detailed photo reports
  • Arrange an end of tenancy inspection and negotiate any dilapidation issues which
    arise
  • Represent landlords where dispute is raised with the Government backed deposit protection scheme
  • Serve notice to regain property, liaise with legal teams and where necessary
    provide court representation
  • Provide tenants with basic household / housekeeping advice and education
